The Central Valley Marketing Meeting for real estate on June 10th, 2009 was hosted by All-American Mortgage. The meeting began with announcements. Guest speaker Phil Steinhart presented on “How to Stay Out of Court” and provided detailed information and helpful industry examples. Suggestions from Steinhart include the following tips to “shift the risk”:
- Brokers must screen prospective agents well
- Brokers must supervise ALL agents’ activities thoroughly
- Agents must carefully document the SELLER as a source of information regarding the property.
- Photograph any adverse conditions that may constitute material facts about the condition of the property.
- Make a timeline and “to do” list before the property sign is installed
- Never “help” clients with transfer disclosure statements
- Utilize the advice, inspections and evaluations of 3rd parties
- Exercise quality control of listings and clients. The law does not require you to work with everyone.
- Ensure that buyers arrange their own inspections and simply furnish them with a list of resources.
- Document buyers receipt of every disclosure.
- Keep a log of conversations and messages.
- Confirm all important conversations by signed letter
- Be professional, courteous, and sensitive to client complaints
- Speak accurately or say nothing.

The CanTree raffle winner was Hope Sandoval from Coldwell Banker, Vinson Chase. Sandoval received the delivery of an American Flag that had been flown at the United States Capitol building provided by All-American Mortgage Company.
